University Park
University Park picks up where Highland Park ends and runs north toward Northwest Highway, built around the SMU campus. It is a city of its own, laid out on a mostly regular grid with alleys and sidewalks and deep tree cover, and it has the steady, walkable rhythm of a college town that happens to sit inside a major metro.
Built Around a University
Southern Methodist University opened in 1915 on what was still open land north of Highland Park, and the houses followed the campus. When Highland Park declined to annex the area, residents incorporated the City of University Park in 1924. It has run its own city hall, police and fire departments, library and parks ever since.
Volk Estates, Caruth and the Pockets in Between
The city reads differently block by block. Volk Estates, just west of campus, holds the largest lots and the longest setbacks. Caruth Hills and Caruth Meadows to the north were platted later and feel more open. Closer to Snider Plaza and Lovers Lane the lots tighten and the sidewalks fill with students and strollers.
Architecture and the Rebuild Cycle
The original stock is 1920s through 1940s Tudor, Colonial and Monterey cottages, many of them modest by today's standards. Since the 1990s a steady rebuild cycle has replaced or expanded a large share of them, so most streets now mix small originals with substantial traditional and transitional houses. Which side of that mix a block falls on matters a great deal to value.
Schools
University Park is served by Highland Park ISD, with Bradfield, Hyer and University Park elementaries feeding McCulloch Intermediate, Highland Park Middle and Highland Park High School. Zoning changes street by street, so confirm a specific address before you write an offer. Hockaday, St. Mark's, Jesuit and Episcopal School of Dallas are all nearby.
Everyday Life
Snider Plaza has been the neighborhood's front porch since the 1920s, with coffee, hardware, ice cream and a handful of long-running restaurants. Preston Center and NorthPark are a few minutes away, SMU brings athletics and the Meadows Museum to the doorstep, and Curtis, Goar and Williams parks handle the rest.
